Fannie & Freddie Hold Off On Foreclosures

In a sort of odd Christmas Present to some home owners, Fannie Mae and Freddie Mac has post-poned foreclosing on about 16,000 homes until Jan 09.

"This is another news item that the government is hoping will stem the tide of foreclosures," said Walter Schmidt, head of mortgage strategy at FTN Financial Capital Markets in Chicago. "But I don’t know it helps, it could put off the inevitable" because falling home prices give homeowners incentives to walk away, he said.
The move by the two government-sponsored enterprises comes a week after their regulator unveiled a plan that could cut payments for hundreds of thousands of borrowers by easing terms on their loans. Homeowners facing foreclosure who are spending more than 38 percent of their income on mortgage payments could have payments reduced by the companies, under the program.
The "streamlined modification" program of Fannie Mae and Freddie Mac is slated to begin on December 15. Fannie Mae and Freddie Mac estimated their foreclosure suspensions may affect about 16,000 borrowers if the homes are occupied.
"We felt it was in the best interest of both borrowers and Fannie Mae to take this extra step to ensure that homeowners with the desire and ability to prevent a foreclosure have an opportunity to stay in their homes," Herb Allison, Fannie Mae’s chief executive officer, said in a statement.
The foreclosure moratorium also appears to lend credence to speculation the government is pushing the companies to operate more in a public policy role, perhaps at the expense of profit. That has some investors concerned since the government has not defined the roles of the shareholder-owned companies after the conservatorships are lifted.

In the next few weeks until I retire I plan to implement a Client Appreciation Program. This new program will be kicked off by a party on October 4th and will have prizes and games for those that have either closed business with me or referred business to me.

I’ve always thrived on referrals, however, now I am being intentional about it. Out of the 25 or so transactions I do from people on the internet I get maybe 5 of them that I would really like to work with again. I was getting almost those same numbers from referrals, but out of 25, maybe 24 people would be someone I would want to see again. =)

The Greatest Real Estate Agent iN The WorldI recently wrote an entry for the Greates Real Estate Agent in the World Contest and here is the post:

I stumbled onto a contest about The Greatest Real Estate Agent in the World. At first I thought the post referenced some content from a recent Keller Williams Family Reunion topic about being the Greatest Real Estate Agent in the world.

One of the actual topics was about being hyper local and very knowledgeable about one thing, so that you could in essence be the greatest Real Estate Agent in, yes, the World. Seth Godin, writer of the Dip, re-explains that the world no longer values “Jack of All Trade” type people but prefers the specialized. We’ve definitely seen that in other industries. So too, in Real Estate.

So now this contest comes about the Greatest Real Estate Agent in the world and it has to do with SEO. I also saw an interesting post about how it’s very bogus, since after a year, your paying hosting fees. Of course, if you make money off the website, it’s money you didn’t have. Then again if you are the greatest in the world, then you wouldn’t need a free website.

So what is my definition of the “Greatest Real Estate Agent in the World?” Well, of course, that would be me. But to consumers, it would be whoever gets them the information they need FIRST.
