How Do You Know if Your Realtor Is Any Good?

What kinds of questions might a first time home buyer ask prospective Realtors in order to gauge level of expertise and figure out who would best represent his / her interests? Assuming that no references are available, what criteria would you use?

Another response stated:

…The most important factor in finding a realtor is do you feel comfortable with them? Do they listen to you? Do they look for the type of house you are looking for? Are they willing to go show a house to you when you call? Are they available? Do they call you back?

My response:

Everything she mentioned is great qualities to have in an agent, but they are the same qualities that give our industry a bad name. Can I call you back, can I show you a home? A high school student could do that?

Do you know what to do in a situation where the seller owes more than the house is worth and you still want to buy the home but need repairs, ect and need it all to work out for your dream home? I do.

A great agent is a great negotiator, a great facilitator and has enough experience to know what to do in certain situations. This market does not allow much room for error. Locally, if you miss a closing date you’ll often be fined (your client that is).

Experience is important. Newly licensed agents will be energetic (hopefully) but might not have the long term view that career agents will have.

“Assuming no references?” – I think you throw out any agent that doesn’t have references. First off all, it’s just good practice. Second of all, everyone of my clients would be willing to talk to you, some would rant and rave about me…. I know many agents (211 in my office) and all of them have references… IF THEY HAVE CLOSED A DEAL OR TWO. Finally, an agent that does not have references probably means that this agent does not treat this business like a business.

Other questions:
1. Are you full time or part time?
2. How many transactions have you closed?
3. (Old School) – Tell me about your last transaction
4. HOW ARE YOU DIFFERENT?

FOR BUYER REPS?
How many homes have you sold in XX area? (The area you are looking) OR
What makes you an expert in XX area?
