Richland Subdivision – Suwanee Homes For Sale | 30024 Real Estate

Richland is a rather large and varied neighborhood with homes for sale that range from the mid to late 1980′s to late 1990′s located in Suwanee, GA in the 30024 zip code.  Richland neighborhood is located in the Collins Hill High School District.

Richland has some varied architecture and “phases” common with other neighborhoods featuring this many homes for sale. What this means is that certain phases might have increased the price and the “finishings.” What happens is that over time, some homeowners will improve their homes and allow it to be “comparable” to another home in another phase, meanwhile those homeowners that do not “upgrade” keep the values low.   It’s not a bad thing but it does cause statistical anomalies. It essentially muddies the water making it very difficult to make broad assumptions.

Some things you will notice about homes for sale in Richland in 2010:

Sub 200K Sales – Homes that sold had No Basement, were Foreclosed and in poor condition, No lake view.

200K to 295K – No lake, wildly different condition, however, there was a balance. A nicely kept home with a full finished basement nets more than one that is not.

* A price can be obtained for what a basement adds to a home  in this neighborhood very easily. I estimate $20K.
