Seven Oaks Homes for Sale - Johns Creek GASeven Oaks homes for sale GA are a hodge podge of building quality and size.  However, it’s likely the only neighborhood where we could say this about it and still think it’s one of the best neighborhoods in Alpharetta to relocate to.  Before jumping into the more obvious discussion about it’s John’s Creek Real Estate status, or it’s school district (Northview for those that are anxious), we must discuss this “hodge podge.”  Seven Oaks was developed with 3 distinct sections and multiple phases and features homes from as low as $300K to the high $600K range.  The disparity is based on a few factors, one is size, the other is “quality” and finally the location does play a role.

A $350K home in Seven Oaks likely lacking a finished basement or basement at all.  It might not have a solid surface counter top or if it does it’s white or tan colored corian.  Most homes in this price range show the early 90′s era style of wallpaper in kitchens and bathrooms.  It’s likely this home has stucco.

To contrast, a home in Seven Oaks that might sell for $600K would be one that looks like it’s brand new on the inside and one that not only has a finished basement but the finishings are of the same quality as the main level of the home, complete with kitchen or bar and fireplace.  The yard and exterior are immaculately kept and the home is likely brick.  In addition, the homes on this end of the spectrum are getting close to 6,000 SQFT.

The hodge podge works because of the community itself.  The home owner’s association are misers from Florida (ok, I don’t really know where they are from) and they act like the mafia and tell people when to put their trash cans up.  You might be reading this and think I’m coming down hard on Seven Oaks and /or that I’m being duplicitous.  The beauty of Seven Oaks is that this is one of the only places where this mix actually works exceedingly well, which has kept values high, turnover low and an overall stable real estate market.

Seven Oaks homes have an Alpharetta GA address but are located in Johns Creek.  This is because Johns Creek does not have a Post Office.  Seven Oaks homes also are districted to go to the 2011 Number 1 School in GA, Northview.
